›How many types are there, what sizes, and how large can they be?
Our office containers and knock-down units come in four main models: KO, PH, WL and WH. Sizes start at 2.00 x 3.00 m. For larger spaces we join two or more units together and build to the customer's design.
›What are the prices? Which model do you recommend on a limited budget?
The KO model is our most affordable option for tight budgets, starting at 2×3 m and 49,900 baht per unit. Next, the economy-structure PH model, 3×6 m, from 119,000 baht per unit. The WL model has a heavy structure that can be stacked two storeys high, 3×6 m, from 129,000 baht per unit. And finally the premium WH model, 3×6 m, from 149,000 baht.
›What materials are used? Are the walls insulated?
The walls aresandwich panels — colour-coated steel sheets on both faces with heat insulation in the middle.
›Is it hot inside? I once bought a plain steel container and sweated buckets.
Outside temperature is the main factor, but the PU foam insulation keeps the interior temperature stable, retaining cool air and blocking heat from outside.
›Do I need an extra roof? Can you build one?
Our office containers are already designed for outdoor use. If you add a roof, it will extend the unit's service life even further.
›How should the site be prepared?
For a single-storey unit, simply compact the soil or pour a concrete slab over the required area. For two-storey stacking, additional piling may be needed to prevent settlement.
›Can I add window grilles and insect screens? I'm worried about burglars.
Yes, they can be added. Please ask our sales team for pricing.
›Will it leak when it rains?
Leaks can have several causes, such as ground settlement or improper lifting and relocation. Newly manufactured units come with a 1-year leak warranty (ask our sales team for details).
›Can I drill the walls to fit shelves? I'd like nice built-ins.
Yes, but the warranty will be void. Tip: each wall panel can hold roughly 30 kg.
›Can I place heavy items inside?
The floor supports 100–150 kg (depending on the model), with the weight spread evenly.
›Where can I buy replacement light bulbs?
We use LED bulbs, which are available at any hardware store.
›How many BTU should the air conditioner be to keep it cool?
The right BTU depends mainly on room size (width x length) and factors such as sun exposure, ceiling height, number of occupants and electrical appliances. Our standard is 18,000 BTU.
›Can units be joined together? How?
Any number of units can be joined, but the ground must be firm and settlement-free, because the site is the key factor when joining units. If the ground is not firm, the units will settle, leaks will occur, and doors and windows will stick and become hard to open.
›Why is a container unit better?
It depends on what you compare it with. On leased land, a container unit beats conventional construction 100%: when the lease ends you simply move it, paying only for transport instead of building again.
›How should I design my unit?
It depends on the intended use and your budget. For an office thatdoes notreceive customers: a standard unit with one door and one window is enough. For an office that receives customers: add some glass at the front so customers can see in (how much glass depends on your budget). For a country retreat: we recommend a built-in bathroom and not too much glass (it may be less secure when the house is often unoccupied). For a permanent home: whatever suits your budget and taste.
›How long does a unit last?
10 years or more, with regular care and maintenance.
›How much does a unit weigh?
Office containers weigh from 800 kg.
›Can I add a bathroom?
Yes — either partitioned inside the unit or as a separate unit.
›Can I add a kitchen for cooking?
Yes. We recommend a Western-style kitchen; a Thai-style (heavy wok cooking) kitchen is not recommended.
›Can the door and window positions be changed?
Yes, we can build them to your requirements.
›What warranty is provided?
Structure 2–5 years, leaks 1 year (depending on the model purchased).
›What is the floor structure?
Pre-zinc box steel 2–2.3 mm thick, sprayed with epoxy anti-rust primer and finished with a top coat. Polyurethane
›Does the ground need levelling before delivery?
Level and compact the soil first. We include support blocks free with every unit (they help extend the unit's service life).
›How is it delivered?
By 6-wheel crane truck.
›Is it fire-resistant? I'm worried about fire.
The insulation can ignite but does not spread flame — it self-extinguishes. Other materials are flammable.
›How do I connect electricity after installation?
Connect external power via the (male) power plug using VCT cable size 2.5, 4 or 6 (minimum 2.5, single-phase). For units with air conditioning use VCT size 6 or larger, 220 V, and remember to install a ground wire.
›My site is hard to access and very narrow. Can the unit be dismantled and assembled on site?
No problem — our Connex House units can be assembled on site, however small or narrow the space.
›How much light do the TOSTEM door and window glass block?
They filter about 60% of the light.
›Can your staff help with the design? Is there a fee?

›If the unit gets old, can I replace just the wall panels?
Yes. Panel replacement starts at 3,000 baht per panel, excluding travel costs.
