A purchase of around 100,000 baht — see the real thing first.

We would love to show you around the showroom: open the doors, compare models side by side, then decide.

Everything you should know before buying

We write this on every page because it matters to your decision.

  • This price includes the steel frame, PU-foam insulated walls and ceiling, floor, wiring and TOSTEM doors and windows.
  • This price does not include delivery or crane unloading, which are quoted by distance to your site before you decide.
  • The floor is built in — no concrete slab is needed, only level ground. Most site-built prefab needs a concrete slab first, charged separately.
  • A knock-down unit is not a permanent masonry building. With normal care it lasts 20–30 years; Thailand's 2026 construction-cost appraisal table gives knock-down houses a 20-year life and masonry houses 50.
  • Whether a building permit is needed depends on local regulations and the local authority decides — check before ordering. If you need to apply, we prepare the documents (paid service).
  • The whole unit can be lifted and moved without dismantling — a good fit for leased land — and you can add units later.
  • A unit you buy never ends up as scrap: you can move it, resell it or sell it back, so it keeps its value — unlike a building fixed to the land, which has to be demolished when you no longer need it.
  • We buy back WH-series units according to condition when you no longer need them.
  • Lead time: 2–3 days from stock, 3–7 days if built to order, installed on site in one day.
  • Payment: credit-card instalments are available, subject to your card issuer's terms.
  • You can check every point above in person — including the floor and the wall core — at our Bangna and Suwinthawong showrooms.

Frequently asked questions

How long does a unit take?

A new unit ships in 2–3 days from stock, or 3–7 days if it is built to order, and installation on site is finished in one day. Second-hand units are inspected and rewired before delivery.

How is it installed?

The unit is craned onto the site and installation is finished in one day. The floor is built in, so no concrete slab is needed — only level ground, and an approach a crane truck can use.

Where do you deliver, and how is transport charged?

We deliver and install throughout Thailand. Delivery and crane unloading are quoted by distance to the site, before you decide.

What does the purchase price include?

The steel frame, PU-foam insulated walls and ceiling, the floor, the wiring, and TOSTEM doors and windows. Delivery and crane unloading are not included.

Are the electrics fitted, and is there a place for an air conditioner?

Wiring, sockets and lights are fitted at the factory, and a place to mount an air conditioner is prepared.

How long is the warranty?

The structural warranty is up to 5 years.

Do I need a building permit?

It depends on the use and the local regulations. The local authority decides, so ask the municipality before you order. If you need to apply, we prepare the documents as a paid service.
